If there is one plumbing problem that defines Emmarentia, it is tree roots in the drains. The suburb's great strength, all those mature trees and big established gardens around the dam and the Botanical Gardens, is also the source of its most common call-out. Decades of root growth means roots eventually find the joints in the older clay and earthenware drain lines that run under these stands, and once a fine root is inside it thickens, catches everything that passes, and blocks the line. The tell-tale signs are familiar to anyone who has lived here a while: drains that gurgle, run slow, and back up at the same point every rainy season no matter how many times they are cleared.

Galvanised pipe corrodes from the inside out over the decades, narrowing the bore and rusting through, which is why an otherwise lovely Emmarentia home can have weak pressure, water that runs discoloured first thing, and pinhole leaks that appear out of nowhere. The good news is that it is completely fixable. Where a re-pipe is the right call, we route it cleanly in copper or PEX and disturb as little of the finished home as possible.
