Plumber in Craighall Park

A Craighall Park garden is a serious thing. Lawns that run to the back boundary, beds under old planes and oaks, sometimes a pool, sometimes a tennis court that quietly became more lawn. Keeping all of that green from the municipal supply costs real money every month, and it is the reason so many stands here run a borehole. For most owners the borehole is a preference rather than a necessity: their own water, on their own stand, at a cost that stays flat while the garden does not.

The trouble is that a borehole is only as good as the equipment between the hole and the tap. Pumps wear. Pressure vessels lose their charge and the pump starts cycling every few seconds. A pipe from the borehole to the house that was laid in a hurry years ago starts to weep under the lawn. Owners often assume the borehole itself is failing when the problem is a component that costs a fraction of what a new hole would. We look at the system as a whole before anyone talks about drilling.

The oldest homes in Craighall Park were plumbed in galvanised steel, and on a big stand that pipe has a long way to run. From the water meter at the street, under the driveway, across the lawn, and only then into the house. Galvanised pipe corrodes from the inside. The bore narrows over the decades, the flow drops, and eventually the wall gives way at a thread or a bend and a pinhole leak opens up under the lawn, where nobody sees it. The first sign is often a patch of grass that stays green in August, or a water bill that has crept up for no reason anyone can name.

The drains tell a similar story. Original clay and cast-iron sewer lines, laid in short sections with joints the roots of a plane tree can find in a season. The spruit here once held Rattray's Dam, a lake large enough for boating until it silted up in the 1930s, and the ground along it still stays damp. On the stands that back onto the Braamfontein Spruit and Delta Park the trees grow bigger and the roots go looking. A drain that blocks every few months is almost never a coincidence.

We clean and jet the line, cut the roots out, and where a section has cracked or collapsed we dig down to it and replace that section, rather than clearing the same blockage every quarter and sending you the same invoice.

1. Confirm the cause. We check the pressure at the meter and at the taps, and look at what the pipe is made of, so we know whether the trouble is the supply run, the fittings or the geyser before anyone digs.
2. Plan the route. On a large stand the route of the new line matters. We plan the shortest sensible path from the meter to the house that spares the trees, the paving and the beds you would rather keep.
3. Re-pipe in copper or PEX. The corroded galvanised comes out, and pipe sized to carry the whole house goes in, with proper isolation valves so a future repair does not mean shutting off the whole property.
4. Pressure test and reinstate. We test the new line under pressure, backfill the trench, and leave the lawn as close to how we found it as a trench allows.

Craighall Park changes hands more than most suburbs its age. Big stands get subdivided, a cluster development goes up beside an original house, a 1950s home gets a new kitchen, two more bathrooms and a second storey. Buyers and their banks often ask for a Plumbing Certificate of Compliance before transfer, a Gas CoC is required wherever there is a gas geyser or hob, and nearly every one of these older homes has a geyser in a roof space that was never designed to hold one.
